Assessments, Dues and Fees
For the maintenance and improvement of the Club facilities and the entire infrastructure, funds are generated by assessing each piece of property annually.
DUES - - 2016
Options for paying the Fraccionamiento dues
There are three options for paying the Fraccionamiento dues:
Once a year,
Twice a year, or
every two months.
There are discounts for early payments, the largest discount is given for early payment of the dues for the total year. A summary is as follows:
Annual 2,370 Early payment discount of 10% 15,309
Semi Annual 8505 Early payment discount of 5% 8079
Bi Monthly 2,835 No Early payment discount
The dues are decided at the annual general assembly usually held in March.
Three “Special Assessments” were approved, as described in the Board Bulletin from the Annual General Assembly, as follows:
(1) Enlargement of the water storage cistern to accommodate growth of water usage: $ 911.00 pesos
(2) Building of a new pump room for the club pool: $ 648.00 pesos
(3) Installation of security cameras at key points $ 811.00 pesos
$ 2,370.00 pesos
Please be sure to visit the office at your early convenience to pay for the dues and special assessments. If you paid early in the year and received a discount on your cuotas, the same discount will apply to the annual dues additional amount.
DAILY USE FEES
The daily use fees are:
TENNIS, SWIMMING POOL AND CLUB (up to 10 guests)
100 pesos per adult/day
50 pesos children (6-11)
Over 10 guests requires Board authorization and payment
CONSTRUCTION FEES AND DEPOSITS
For construction of a new house:
Fee of 8,000 pesos and a deposit of 20,000 pesos
The deposit will be returned to the owner upon completion of the construction provided that all clean up is completed and all construction regulations were followed. In the event that there was any violation of the club's construction rules, the deposit amount will be forfeited. This is in addition to any fines that may have been imposed by the club.
For major additions
For major additions to existing structures or new additions (e.g. swimming pools)
Fee of 5,000 pesos and a deposit of 10,000 pesos
The deposit will be returned to the owner upon completion of the construction provided that all clean up is completed and all construction regulations were followed. In the event that there was any violation of the club's construction rules, the deposit amount will be forfeited. This is in addition to any fines that may have been imposed by the club.
